The Employment Corridor — Where Commercial Demand Follows Jobs, Not Just Rooftops

Pflugerville’s commercial story runs on a different engine than the rest of the suburbs. While its neighbors chase rooftop counts, Pflugerville sits at the center of the region’s employment map: the SH-130 corridor between the Tesla Gigafactory to the south and Samsung’s semiconductor investment in Taylor to the north, with Dell, Apple, Amazon, NXP, and Applied Materials all within commuting range. The city has leaned into that position — in fiscal years 2020 through 2022 alone, Pflugerville confirmed 26 industrial projects totaling 5.68 million square feet and an expected $1.06 billion in investment, most of it in the smaller business parks and flex product that suppliers, vendors, and contractors serving the megaprojects actually need. SH-130’s rare combination of a high-speed corridor and contiguous developable acreage is something the rest of the metro simply no longer has.

The household side is just as strong — and often overlooked. Pflugerville’s roughly 68,800 residents earn a median household income near $118,000, among the highest of any Austin suburb, and the city is one of the most diverse in the metro, with a median age of 37 and a majority of families with children at home. That combination drives demand for the full consumer and professional spectrum: dining, personal services, dental, pediatrics, financial and insurance practices, childcare, and fitness. On the medical side, Baylor Scott & White Medical Center–Pflugerville — the city’s first hospital, at Pflugerville Parkway and SH-130 — recently completed an expansion adding a three-story, 42,000 SF medical office building that tripled clinic capacity, plus a new heart catheterization lab, expanded imaging, and added emergency and trauma services. Employers on one axis, affluent households on the other: Pflugerville’s commercial demand comes from both directions at once.

If You're Leasing Space Here

Pick your corridor by your business. The SH-130 business parks carry the flex, light-industrial, and service-company space — the natural address for suppliers and contractors working the regional megaprojects. Pflugerville Parkway at SH-130 is the medical and professional district in the hospital's referral orbit. The 130/45 junction around Stone Hill Town Center is the regional retail node, and downtown's Pecan Street district suits boutique, client-facing businesses.

Expect new-construction economics. Most of Pflugerville's commercial stock was built in the last two decades and much of what's available is newer still — modern layouts and clear-heights, priced accordingly.

Most deals are NNN. Underwrite base rent plus taxes, insurance, and CAM — and negotiate expense caps and exclusions before signing, not after the first reconciliation.

If You're Buying or Investing

Employment is the thesis. Commercial demand anchored to a billion-dollar industrial pipeline and two megaproject employers is more durable than demand riding rooftop growth alone — jobs fill space in every cycle.

Institutional capital has already arrived. National and institutional buyers have been assembling sites and building parks along SH-130, which validates the corridor — but it also means the remaining small-investor product (flex buildings, small office, well-located pads) is getting scarcer each year, and much of it trades through broker networks before public listing.

Metro medical product traded near $513/SF at ~6.0% cap rates in Q4 2025 with almost no new supply under construction — and hospital-adjacent Pflugerville space sits squarely in that scarcity.

If You're Building or Repositioning

SH-130 is the metro's last contiguous runway. A high-speed corridor lined with developable acreage no longer exists anywhere else in the Austin area — which is exactly why the industrial pipeline has concentrated here and why well-positioned land keeps appreciating.

The city is an active partner. Pflugerville and its Community Development Corporation have a track record of recruiting and incentivizing projects — the city's first hospital came with an economic development agreement — and larger projects commonly move through planned unit developments, so early conversations with the city shorten the entitlement path.

Build for the supplier economy. The deepest unmet demand isn't another mega-warehouse — it's small-bay flex, service-company yards, and professional space for the firms that support the corridor's employers and households alike.

Why is Pflugerville, TX a strong market for commercial real estate?

Pflugerville sits at the center of the region’s employment map — on the SH-130 corridor between the Tesla Gigafactory to the south and Samsung’s semiconductor investment in Taylor to the north, with Dell, Apple, Amazon, NXP, and Applied Materials all within commuting range. In fiscal years 2020 through 2022 alone, the city confirmed 26 industrial projects totaling 5.68 million square feet and an expected $1.06 billion in investment. Combine that employment engine with roughly 68,800 residents earning a median household income near $118,000, and Pflugerville generates commercial demand from two directions at once: businesses serving the corridor’s employers, and services serving its affluent households.

Why is Pflugerville a strong market for medical office space?

Baylor Scott & White Medical Center–Pflugerville, the city’s first hospital, anchors the Pflugerville Parkway and SH-130 intersection — a 97,000-plus square foot campus that recently completed an expansion adding a three-story, 42,000 square foot medical office building that tripled clinic capacity, along with a new heart catheterization lab, expanded imaging, and added emergency and trauma services. Hospital systems expand where utilization justifies it, and the medical, dental, imaging, and specialty practices that follow that kind of investment are still arriving in Pflugerville’s trade area.

Which Pflugerville corridors matter most for commercial space?

The SH-130 corridor carries the industrial and flex business parks serving the region’s manufacturers and logistics users. The Pflugerville Parkway interchange at SH-130 anchors the hospital district and the medical and professional space around it. The SH-130 and SH-45 junction, including the Stone Hill Town Center area, is the regional retail node. Downtown Pflugerville along Pecan Street serves boutique, client-facing businesses, with mixed-use redevelopment extending the district toward SH-130.

What do commercial rents and investment returns look like in Pflugerville?

Most commercial leases in the corridor are triple-net, so tenants should underwrite base rent plus taxes, insurance, and CAM. Because much of Pflugerville’s commercial stock is recently built, asking rates reflect new-construction economics. On the medical side, Austin-metro medical office averaged $38.13 per square foot asking rent with roughly 10.8% vacancy, $513 per square foot sale pricing, and cap rates near 6.0% as of Q4 2025, with almost no new supply under construction. Flex and small-bay industrial pricing varies by park and build-out; corridor-specific comps are available on request.

Does The Novy Company have current listings in Pflugerville?

Availability changes regularly, and in a corridor this tight much of the best product — small office buildings, flex space, and land — moves through broker networks before it’s ever publicly listed.
